 Capital Pacific sourced a 1031 exchange investor and structured the complex pre-sale transaction of Ray’s Food Place in Eugene, Oregon. The buyer was able to secure a high-quality asset under construction in a market with limited inventory. The structure of the transaction also enabled the developer to mitigate interest rate risk and take advantage of historically low market capitalization rates. When originally brought to market the 10-Year Treasury was 4.83%. At closing, the 10- Year had increased by 30 basis points, but still closed within 1 basis point of the initial offering price.
