Overcoming Hurdles to Close a TX Wendy's
Capital Pacific recently closed a $2.7 M Wendy’s restaurant, located within a power center in Katy, TX. The listing agents were able to overcome two challenges on this transaction. Not only was there was a "first right of refusal" clause in the lease, but the developer of the power center also had a purchase option on the property. Instead of dodging these issues, which were bound to come up at contingency removal, the listing agents disclosed and addressed the problems up-front before they escalated into larger issues.
In doing so, Capital Pacific was able to maximize value for the seller and provide the investor with the comfort level to move forward with the purchase.
